Step 01

Brief & programming

We clarify your goals, uses, site constraints, budget and schedule. The programme becomes a shared framework before anything is drawn.

Step 02

Concept design & preliminary scheme

First architectural intentions, massing, bioclimatic strategy and materials. We lock in a strong direction before entering the detail.

Step 03

Detailed design

Precise definition of the project — plans, sections, façades, technical principles — and a refined cost estimate. The design is settled in its main lines, with you.

Step 04

Building permits

We assemble the building-permit file and carry it through to approval: single-window filing, follow-up with the committees (municipality, urban agency, civil protection…), responses to comments and file updates. You never have to navigate the administration — that is our job, and our detailed knowledge of Moroccan procedures saves months.

Step 05

Design development & BIM coordination

Revit digital model up to LOD 400, coordination of the engineering consultants (structure, MEP, environment), and the full tender documentation.

Contractor selection

Bid analysis, contract finalisation, and client-side assistance in selecting contractors and keeping the budget under control.

Step 07

Site supervision

Quality, schedule and cost steering on the ground. A close presence that keeps the built work faithful to the design — including on demanding techniques such as rammed earth.

Step 08

Handover & operation

Acceptance of the works, closing of reserves and support with compliance procedures (occupancy permit, certificate of conformity). We hand over a digital twin your teams can use in facility management.
